~ We offer monthly, weekly and daily rates for your convenience. There are no refunds for unused time.

~ Late fee is $10 per day.

~ We accept cash, CashApp, Venmo, ZellePay and credit cards. Add 4% convenience banking fee for credit cards.

~ Laundry facilities include coin-operated self-service washers and dryers provided for your convenience and are open between 6 am and 10 pm.  Also available is a laundry service for an additional low cost. 

~ If laundry facilities are unavailable for any reason, contact management for local alternatives.

~ Each guest is responsible for the mowing and weed control for your space if your personal belongings will interfere with the regular park maintenance.  We are not responsible for any property damage or theft that occurs while at the Park.  We will not be responsible for any damage to hoses unless they are off the ground during yard maintenance.

~ Fires are only permitted in fire rings or grills and must always be attended by an adult. Fireworks or explosives of any kind are strictly prohibited.

~ If you take your RV offsite for any reason, please do not leave personal items and notify us to retain your space.

~ Sewer hookups require a hose stand and hose "donut" or "L" connector.

~ Space rent rates include water, sewer, trash, WIFI and 20/30/50 amp electric service. 750 kWh of electricity is included in the monthly rate.  Additional electric usage will incur a small monthly surcharge.

~ A utility deposit is required when over one HVAC unit or more than 1 adult/1 child per space.

~ Quiet time for the park is between

10 pm and 6 am.  Loud, disorderly or unlawful conduct is not tolerated and guests displaying inappropriate behavior will be asked to leave immediately.

~ Check out time is 2 pm, unless previously approved by Management.

~ We love well-behaved pets!  All pets must be on a leash at all times and pet waste must be picked up immediately.  Failure to clean up after pets will incur a $25 fee for each offense.  No persistent barking and aggressive pets are not allowed.  Limit 2 per space unless special permission is obtained in advance by Park Management.

~ Pets are not to be left unattended outside at any time and any aggressive behavior will not be tolerated. Texas law prohibits tethering animals to any tree or fixed outside object.

~ Each guest agrees to keep the space around their unit neat, clean and free of debris & waste - including cigarette butts and pet waste.  We have several trashcans onsite for your convenience.  

~ No washing or major repair of vehicles or RVs. 

~ No pools, alterations, tents or temporary structures allowed.

~ RVs cannot be older than 2009 without prior Management approval.  

~ Temporary tarps or boarding up is only allowed for a maximum of 5 days & only when approved by Management for emergency purposes.

~ The RV park and laundry room may be monitored by a security system/cameras without notice.

~ Illegal or illicit activities are prohibited on Park property and violation will result in immediate ejection from the Park.

~ These rules and terms are subject to change and by staying at the Park, you are agreeing to abide by them as set forth by Management.
